Lots of puzzle pieces and moving parts.

I think the OP has done a crappy job of compelling anyone to solve his problem, like an old TV sitcom where the puzzled husband asks the wife, "What did I do to upset you?"

I'm guessing he really doesn't care if we leave $50-75/mth on the table and he doesn't have a vacancy competing with us at the moment ... so I was a little puzzled by his reaction.  

You also seem to believe, at least to some extent, that folks in one category will stay in that category or even want to stay in that category.I think your categorization of investors has missed a huge piece of the puzzle...motivation.  

Fla.and I’m puzzled about what is happening at the settlement table here.Now as a Realtor I am well aware that the settlement agent conducting the closing will tell anyone that they do not represent anyone present at the settlement.And of course I am also aware that almost no one ever asked the question.

It can make sense to diversify into larger deals as they can control one piece of the puzzle.  

I am putting all the pieces of the puzzle together right now and my goal for 2015 is to flip one house, very conservative approach.

This model is pretty recession proof as the pieces that make up the puzzle are not based on economic trends, rather the laziness of people.

Life and relationships are hard and complex though, so maybe there's pieces to the puzzle I'm not privy to.Good luck!
