Investor Friendly Title Company in Oakland / Probate Question

Hey BP!

I did a forum search, but could not find an answer. Apologies if this has been answered.

1) Does anyone know of a good, investor friendly title company in Oakland (or Alameda County)?

2) Current situation: Seller's parent died. Seller is through Probate, but has not transferred their name onto the deed (for an interesting reason). Seller is wondering if we can transfer the deed straight to the end buyer, bypassing the heir of ever having the property in their name?

One of the heirs is receiving Medi-Cal or other public assistance?

One of the heirs owes restitution to a victim of crime in CA?

Child support abstract judgment?

Pending divorce?

Is applying for 1st time homeowner loan?
