I am a licensed mobile home dealer in Ca and also a Contractor.  

Upon entry I noticed the master had been used as some sort of industrial storage facility for drugs.  

Because he was someone that was a former classmate of my son, I asked him to call me after normal business hours so we could discuss his interests and plans.Here were some things that came out of that discussion:He has the intelligence  and the money to buy a land lease community, and it could be a very good investment for him.He knows next to nothing about owning and managing a land lease community, but as a former Lonnie Dealer, knew a little bit about manufactured housing.Because I believe, “It ain't what you don't know that gets you into trouble.

You just have to plan for it from the beginning.Besides you'll sleep better.Don't be the used car dealer hoping they won't notice that engine noise if you pour some motor honey in the oil.

Currently I am a 28 year old poker dealer/ finance grad from the Modesto/Turlock region and I'm passionate about getting into this real estate market with the focus being multifamily.

If you are going to be an "obnoxious" (sorry @J Scott lol) wholesaler, like a car dealer looking for a 50 cents on the dollar car, ignore this.Being the Doctor with the Home SellerI deal with expireds and cancelled listings.
