This way I make the most of my time, and when there are a few people waiting to see the unit it creates a sense of demand or urgency to get the unit.  

Once you put out a sense of urgency, things will start moving forward.

We initially know a BPO is the first step, and if reports are not okay enough, we may want to do an appraisal, so we don't want to come back and ask for another fee, so we charge an Appraisal fee straight away for it.The BPO reports came through for all 3, and with his urgency to close on July 1st, and a promise I gave to him, I decided to move on quickly. 

CRM is very critical in segmenting your leads by urgency, taking control of your schedule and following the cash.

No contact, waiting weeks or months to report damages and even longer to get them fixed, no urgency to lease to anyone, telling me straight up lies about progress and acting like I don't have any other options because I'm out of state, or at their mercy somehow!!!!

He needs to communicate when they need to show up and the urgency of the project. 

This will reduce the amount of time you need to sit around, and hopefully many people show up at the same time to create an urgency and competition.

Also you can use the auction date as a URGENCY TACTIC.

Determination, Effort, Persistence, Motivation, Trust, Coachable, Eagerness, Urgency, Commitment, Dedication, Friendly, Observant, and putting your ego aside.

Personally, I just never felt the urgency to get the money now to  make it worthwhile to pay the fee but I also don't think $3 is all that much.
