If you were running an application and had not yet approved them, they could have a claim against the landlord producing a potential victory in small claims court.However, I agree with most of what Sharon Tzib stated in her post.

Yes it's very nice.I started to have a head ache...I wonder if they are legal residents...It's not a war zone area, probably very nice people who work hard, some of the residents do not have vehicles, but the building is only 3 blocks from a major road with public transportation.The numbers do work.But I doubt I can raise rent without upsetting the dynamics of that group.I also don't think these tenants found this place online, it's word of mouth.Something doesn't feel right.

North Carolina has an "upset period" of 10 days after the auction where a person can bid at least 5% higher than the winning bid at the auction.Also the owner or other lien holders on the parcel can pay the taxes at any point up until the auction occurs.
