That is terrifying.

@Robert Hetsler  This is a tough one  I did not realize qualified intermediaries require no licensing and no over sight what so ever.. so I can see where folks could get freaked out... there is a huge amount of trust.. and we all know about that one nefarious individual who went on a rampage with clients money.. and if the intermediary I was working with had a Regius office I would be somewhat concerned as well.. but I am sure you guys will work it out.

We were young and poor, and terrified of this major financial commitment, so we were incredibly lucky to live rent free for all those months before we had a mortgage to pay!

And the point is that a lot of people are so terrified of vacancy that they accept long-term below market rates, or accept the first borderline tenant that comes along, or put up with BS from the current tenants.

Bank want to see that you can pay, and without a W-2 income, your font and bank end ratios will be terrifying from an underwriting standpoint.UNLESS: by left the Army you mean you're army retired with a pension.

Also if there are any realtors etc, contact me or send me any properties you may have on your list.I am nervous, terrified but really excited to start the process and put all this knowledge to good use.

I've been rampaging through the podcasts, which are amazing, and have read the UBG cover to cover (which is wierd since it's an E-Book!).

Point is, don't take them into consideration much, let alone be terrified of them as you seem to be.A good deal is always a good deal....all it has to do is make you money....
