Newbie Investor in Dallas

Hi everyone, I am not really a newbie to bigger pockets but I am a newbie as an investor! I have been researching, reading, listening to podcasts and following different discussion on bigger pockets and other forums for the past year and a half. I am finally ready to pull the trigger since information without action is useless. I live in the DFW area and looking to do fix and flips to get cash flow for commercial rentals. I have partnered up with two other people and we are excited to start the process in a few weeks. If there are any other newbies or investors in the DFW area that are willing to meet up or share any advice in this market, feel free to reach out to me. Also if there are any realtors etc, contact me or send me any properties you may have on your list. I am nervous, terrified but really excited to start the process and put all this knowledge to good use. I am sure there are tons more I'll learn while doing the fix and flips but I am ready!! For the Dallas market all I have to say if you find a good deal, be aggressive because there will be others that are going to be second in line. Run the numbers on what's going to cost you and realistically how much it can sell for at least twice. Always anticipate the worst. If you're interested I have an excel model that does this. Feel free to reach out if I can be of value.
