I would greatly appreciate some perspective from experienced real estate investors with 10-15 years of experience (that means you lived through the Great Recession and had property during the last crash)

That is not recession resistant, nor is it very fun to own and operate. 

All new flooring, texture, paint, lighting/plumbing fixtures, bathroom and door hardware, and recessed lighting.

You are going to hear a lot of noise about being at a market top and that we are about to have a recession.

The potential headache is when there is a recession, the over built luxury units may drop their price, competing at a lower price point.

Even through the last recession Utah didn’t get hit as hard as other markets.

Here are a few thoughts and I would love to hear what others think.Real estate is cyclical and there will be ups and downs caused by interest rate movements, mismatch of supply and demand and general economic conditions related to expansion and recession. 

I've taken into consideration 3-5 years for a recession or dip .
