It does have Power dialer and when leads come in, I know it's from that person that integrates with my CRM.

So when you build your pocket neighborhood, which is an interesting concept, what's to stop an undesirable person from moving in.

@Jason Weidmannit's only solid if:1) you pick a market that you can go to in person and build a team first, and 2) you recognize that RE is a long-term investment, and you may have to wait 5-10 years, or longer, before seeing ANY return. 

It will be even harder as a young person with no life experience, and particularly no experience buying real estate.

If you close with a conventional loan, it will need to be in your personal name.

I borrowed $30k on a personal loan from Discover for 15% with no fees for a plot of land and paid "cash" for it.

Whether the seller was open to a buyer commission or not, I wouldn't put an additional cost into any personal purchase.
