I talked to a real estate broker and he states that all of the REOs are mainly being gobbled up from the bank by big time investors in mass quantity and most shortsales are being performed in a manner that often is unethical where the best offer isn't being presented to the bank on the shortsale package.

This is how I did it after I took some huge hits and had to rebuild myself, like what you are doing.If you can't find anyone to 50/50 partner with you, perhaps you take a slightly smaller share on the first deal, to prove yourself, then you slide the split in your favor once YOU become a known quantity to your partners.
