Why not just ask the seller since they'd already declined a $1M offer instead of having us do more work.From my perspective, if they want to sell, they have a verbal offer they can accept, and if they don't want to present a verbal offer, the seller probably isn't very motivated.What would be the point of sending a formal offer in this scenario?

My point is this- just because there's an issue (as there always will be) does not mean someone is not fit to landlord.Haven't read through all of the comments yet, but in the market where I invest, Wilmington, Delaware, there is actually a city ordinance that if you do not live in New Castle County, you're required to have a registered and licensed property manager with the city.

You can capture the potential tenants vital information and send them a lock box code so you do not have to be present.

I suggest learn everything about real estate, and get ready to pull the trigger whenever the opportunity is presented.

Lastly, I am interested in focusing on condos rentals because I own a condo along with all the HOA details that are present in a condo community property.

I also have a one-page Mold Policy that explains how we will move forward if they insist mold is present or impacting their health.
