There is a lot of private money deployed in our area and it is not difficult to find.

So after this deployment I will have some heavy cash set aside.

I work full time and am able to use all my savings to deploy into real estate.

In essence, our business model, like yours, is to take capital from where it is plentiful and deploy it where capital is scarcer.

Just finished 8 years in the Military; I got my Brokers license in 2012 while on Leave from a deployment. 

Also, when it is time to deploy the cash out of the HELOC I feel like I have flexibility in controlling the monthly cash flow.  

There is the possibility of (much) bigger holding cost, and the opportunity cost of deploying the money in better ROI projects.But if OP has many rehab projects under his belt, new construction is the natural progression.

If you deploy this equity in another investment vehicle what type of returns do you hope to achieve?

We currently own two houses and I was looking at buying rental property a few years ago, but then I deployed, so we never put that into action.I have been reading a lot on this site and have taken the 70% rule to heart, among other tips and rules. 

Not to mention, the folks who deploy these trade models can't afford to have a repurchase triggered.
