You can also look at the current deed, search for recorded easements, etc.As I said before, I recommend a cursory look via the map server just to get an idea of the current tax-assessed value.

BTW, I usually hire a private process server  for the initial paperwork because I get much quicker service since the sheriff's office is often overburdened and takes several days and the cost is the same.
