cash flow.. whats a good number
What's a good cash flow for a duplex home? Is $400 a month positive cash flow worth all the possible risks and head aches?

Look at your cash on cash return instead.
$400 per month positive cash flow is great if you only put $20,000 cash into the deal.
$400 per month positive cash flow is not so great if you put $100,000 cash into the deal.
Also need to keep in mind other perks like principal pay down, tax benefits, and appreciation.
