In most of Southern California, prices drop dramatically as you move East....because the desert awaits out there.....

I'm sure you can make some great money in the snow season, but when you run the numbers on the AirDNA calculator through Bigger Pockets, the numbers don't look as strong as the Joshua Tree area (29 Palms, Yucca Valley and Joshua Tree) and the Palm Springs area (Indio, Desert Hot Springs and Palm Springs).

If you are preapproved in the desert and then go buy a home in Florida in a flood zone your insurance will be much higher which could possibly ruin your approval.
