I couldn't go after the engineer for a wrong report that cost me 12k b/c i was too cheap to dish out the $800 and made the owner do it instead.Either way - I got the property cheap (offered way less b/c of known issues) and ended up about even.

I do not want to go the dish route as a cable provider.

We remember back when we were poor and living in a small house doing dishes was always a pain in the rear.

We were dirt poor but everyone was a stickler for cleanliness and not having stuff everywhere - food went in the trash, dirty dishes got washed, etc.

That deep dish pizza isn’t the true pizza.

Dirty water backed up from the pipes and out from our dish washer.

You do not necessarily need to anything special with registering it with the state/county just get it prepared from a rental perspective (enough towels, dishes, etc) and I would talk to your insurance company to adjust coverage for a little more liability and overall coverage.

I am fairly confident I can raise rent by $200-300 per unit if I do some upgrades (I.e better faucets, add a dish washer).The question is, how much should I plan to repair/upgrade based on the age of the property?

I mean, if you leave out a plate of tuna fish on a plate and a dish of water and leave for a week or two, you don't expect to come home to find all kinds of bugs all over it?
