we just bought an underpriced piece of land that was unentitled and had high upside in Franklinton in Columbus Ohio. a non profit owned a plot 4x the size an Called us only after our project was announced and asked If we'd buy their site. we gave them 4 different ways they could work with us and their realtor wasn't experienced enough and neither was their director of finance. the bought it to put a food pantry and couldn't because they can't develop. it's a mistake on their part to purchase land like this. their funds should have been used for other reasons.

That would be an important piece of info. 

Just another piece of information that I would love some insight/advice on. 

So 12 months for each property, 36 pieces of documentation, to prove payments were being made on time. 

It looks like there are spacers available to ensure the tiles are placed correctly in relation to each other, and I'm not afraid of using a tile cutter for the edge pieces.  

One of my favorite aspects is the $49 a month "Piece of Mind" package.

Being a developer means you find the highest and best use for a piece of property.

Piece of junk.  

Estimating cost for streets and utilities is just a piece of the puzzle, and likely easier, although more expensive.

A good piece of advice is to hold on to all your good stuff and transfer any marginal or questionable stuff into better stuff.
