Which reminded me of home prices and even multifamily prices before the 2008 recession. 

That is a great reminder to the rest of us investors to pay attention and try to replicate that in our own businesses.

MLS deals without the offers being held until x date are much more straightforward; these are my least-favorite format and do remind more of lenders offering foreclosures.

This is where we kindly remind them to notify us immediately of any issues and then remind them of their late fee per the lease.
