I don't believe the commercial loan or SBA would be options in this scenario and doing eight individual loans would be much more expensive and a lot more work.The portfolio loan will still get you a solid rate, it will cost much less to procure, and it will be easier to manage.

What has worked well for me in communal settings is the procurement of professional cleaning service people, hired to come in regularly to clean the common areas; it could be weekly, every other week, monthly, etc.
