Also, neighborhoods matter.

I think you can probably search for anything and with the right key words get the results you're looking for.

It doesn't matter what your rental income is.Anyone could buy in your neighborhood and make a STR.

A quick search on BP would answer most of your questions before you go blasting them.  

For the most part vs focusing on a specific neighborhood or two I would say keep you options open to all. 

I own in the Avenue neighborhood and feel it has the has the strongest prospect for growth.
