I suppose the moral of the story is the idea is not enforceable which doesn't mean people won't try and say it.

Morals aren't at their highest here and many people are aware of their rights as tenants and take full advantage of it when convenient.

The moral is that if you do not do your research you may never get a return on your money (18%) and may end up with a property that nobody wants or that will cost you money in the long run.  

From a selfish standpoint it works out well for me if people do this because they have less ability to compete with me for houses, but from a moral perspective I would not tell anyone to do this unless their cash flow was very close to the job, they had diversification, and no or little debt.

So I'm getting some moral supports from a few fellow investors to go ahead and "shake him down". 

These things are very important for peace of mind, legality issues, and moral responsibility.

Lol, I know, I was just giving Cleveland some moral support :)Looks like Johnny is back, hope he keeps his nose clean, we will see , I think he will be our 25+ QB in the past 10 yrs. its sick!  

The moral of my story, if it is too good to be true, it often is, however, in rare occasions, it pays to be cautiously optimistic.  

I don't think you legally have to disclose it if it has been remediated, but I think morally you should.
