@Chris WycheOnly read if you're interested in the digital sign route --I used to work for an LED sign company and from what I understood, you could expect to pay in the low 6 figure range topping out in the 200k range, for the typical side of the interstate sign.The signs came with a 5 year warranty, including diagnostics, parts, & labor.

We have found one private lender who maybe would work for a rehab flip project but charging 1% interst only per month and only financing the house means we have to get creative for financing the rehab.

Maybe the interst you'd pay would be sufficient.

There are numerous distribution centers north of HWY 27 next to the interstate (Fed Ex, Autozone, Chewy, Amazon, and a new one being built). 

@Josh Copeland both North and South Hampton neighborhoods face an obsticle in the lack of proximity to a major interstate (64, 44 and 270) and unlike Tower Grove which has seen significant increases in property value due to substantial commercial redevelopment property prices are relatively flat.

It's also right off the I-95 interstate corridor which brings transit from all over the East Coast.
