Pretty cut and dry process.

Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.

As long as there was no agent already involved and thus cutting them out, then should be good. 

That way even if you have to cut the tenant loose, you're not taking as much of a loss.

This continued to increase until the water company reached out to the tenant to let them know that they were cutting off based on large difference in bill.

If you require trees trimmed or branches cut etc  I  think that would be an owner responsibility. so the every few months part makes me wonder.

Besides marketing the larger component is the list of questions to ask and how we ask them.  

Making sure the property "flows" outside is a key component I have personally found - assuring nobody is stepping on toes, encroaching on each other's outside space, or blocking cars in, etc. 

That's a huge component to consider.
