Otherwise the background check features, having a pre-set but editable application, direct deposit, rent reminders to my tenants, and automatically adds late payment fees (should that be needed). 

When I listed it I adjusted the rent to be a little higher than the comparables in my area, because it was one of the nicer ones in the area but I can't seem to get a renter. over the last 26 days, I have had 46 inquiries and 14 applications, of those 14 applications about 5 of them passed the background check and credit history check. some of them I could not get ahold of their employer or landlord which was a red flag for me. 

Every state has a unique set of laws and regulations regarding the foreclosure process, so your ability to succeed will depend largely on where you're operating.Also, all three of these require advanced skills and background, so I wouldn't necessarily start here.That said, if you do then be sure to get top-notch training and complete deal documentation from folks who have seen at least one full real estate cycle.Rather than specializing so soon in your real estate career, I would instead recommend just getting in front of as many real estate owners with problems.Just getting really good at talking (and listening!) 

As a background, I have a well-paying job and am not in immediate need of cash.

However still do the credit and background checks to make sure the renter qualifies. 

One filled out the application but refused to do the credit and background check so i rejected him.

So technically the property will be empty most of the time.

A rep from historical zoning  felt the most knowledgeable and thinks short-term rentals are not allowed and that the only thing that is technically allowed is a bed and breakfast where the owner or their agent would have to be on site.
