Ian,I own a few student rentals ( 24 beds all together), you will find that there will be some good students and some bad, this last semester i had one property where the 4 students got back $20 each from a $1600 security deposit. and i have had students that have gotten all their security deposit back. there is a little more wear and tear on some items in the house, but for most capex ( furnace, roof, hot water heater) they remain like a single family home, Appliances may get a little more abuse.I personally do not plan for Capex in the sense that i do not figure a percentage to keep out.

If you still live in Long Beach (not sure how far it is from San Diego) - there is a 3 day conference for NCAL (national center for assisted living) for 3 days in October - I'm 90% I'm going with a friend if I can get the wife to approve - she'll be in her 2nd semester of nursing school so it may be tough for me to get away with us having a 4 yo at home.
