Out of country renters

We have a gentleman that is coming from Finland to do some medical research for a year and bringing his wife and perhaps family. They are having their trustee send us our security deposit and signing lease upon arrival. We are new to renting. Any advice?
Thanks,

Hi Jonathan, what I usually take for international students or visitors is 1st, Last, and Security for a rental. Since it is a 12 month lease, you will have a less chance that they will stop paying because you already have 3 months rent. I would also ask for a proof of funds, to just show that they have the money or are earning money to pay for the rental. Good luck
