My suggestion to any one that are first time real estate investor in fix & flip, or planning to hold property for rentals, is to learn or read, understand about real estate financing first, build your assets and network or partner withsome has completed some projects in fix & flip and has some rental properties with positive cash flow within your immediate area before dving in to any project by youyrself.

This is something I try to live by and teach my kids if I can - "A human being should be able to change a diaper, plan an invasion, butcher a hog, conn a ship, design a building, write a sonnet, balance accounts, build a wall, set a bone, comfort the dying, take orders, give orders, cooperate, act alone, solve equations, analyze a new problem, pitch manure, program a computer, cook a tasty meal, fight efficiently, die gallantly.

Rental arbitrage isn’t common in my area ( high point North Carolina) but I was planning on starting in another state.

Another critical point to consider is that even if a claim is covered under your insurance policy, having an asset protection plan in place can discourage attorneys from seeking the sun, moon and stars as damages. 

It seems like it would be great to flip one property while planning on getting another one ready to add to my rental holdings.

We just love the country and plan to visit often and figured why not expand our business into Japan.

People have been dropped by insurance companies in wildfire areas and had to scramble to try to find insurance - some using California Fair Plan. 

So this involves hiring an architect draw up plans ($1,000 - 3,000 if I had to guess).
