And I appreciate the insight - I’m seeing if our HML would be willing to outsource fund control to the city via the escrow deposit since both parties essentially have the same incentives in terms of making sure the work is done properly? 

Some tech skills are required or you can outsource it.

Costs really add up, even if you are outsourcing to a company to do it for you.

It took a couple years to get it going, but I've bought properties with other members, sold property to another member, been introduced to new partners by members, outsourced marketing to other members, all over the past two years.

I never enjoyed it and I told myself for years, “I will never do this when I get older.”...The best part about having your own business is you can decide to hire / outsource those activities that you dislike.

I've JV'ed on deals, sold property to members, borrowed private money from multiple members, outsourced marketing to members, and received referrals to others that I've done business with.

Some (most) don't do the rehab they outsource so costs go up in that regard.

Although there are a number of resource that can be used for payroll financing, the best one is payroll outsourcing.
