I know the basics-neutral wall colors, lighter color cabinets for smaller kitchen, etc.My question is how much do we need to coordinate the cabinet color with the counter tops, then the wall color, and the carpet or am I over complicating it?

Painting the ceiling the same color as the walls will make the room look smaller, not to mention that many low end buyers will think the contrast makes the house look newer (same reason I use a darker neutral on the walls instead of a shade of white).

Approved vendor list I like the idea .... especially if it documented the vendors experience by type of transaction, date, outcome and comments from all parties involved in the deal (good, bad and neutral).

My only concern is that since they are more knowledgable they may find some sort of loop hole to screw me.If partnering like this is a decent idea, I assume we would work with a neutral lawyer to set up a JV agreement where we outline exactly who pays what, who does what, and who gets what on the back end?
