Tenants are adults that need to learn how to make good decisions and take care of their basic needs, housing being second most important after food. 

A 22 year old adult with a "Capitalistic Mindset" is great but you need more than just a mindset to convince a hard working successful person to invest in your "Mindset". 

I train them to pay the rent like an adult or there will be consequences.

I've had a handful of units where tenants left their "adult" toys.

Our tenants are adults and are fully capable of making their own decisions.  

Paul it depends on the population density of the area - typically no more than 3-5 unrelated adults is the range.
