Tenant In NJ Lost job due to COVID-19 Pandemic

My Tenant in NJ just informed me that he lost his job due to the Covid-19 pandemic. I foresee him now being able to pay the rent for another 4-6 months or so.I will be unable to afford this kind of loss as a result. While I understand and am sympathetic towards the tenant's situation, I would appreciate any advice that my gurus on this forum can offer. I understand Match 9th, a statewide health emergency has been declared and hence evictions cannot be enacted on for 2 months or so but can be initiated.

@Andy S. You say he will be able to pay for another 4-6 months............why are you worried about initiating eviction now? This might blow over in that time, the tenant could have another job before then, etc. Have you discussed the situation with the tenant. Maybe the tenant is willing to leave on their own if they can't pay. Evictions are stressful for tenant and LL and in many cases avoidable. Compared to many folks you and your tenant are in good shape. All the best!
