Oops, hit post on accident - planning the spruce it up as best I can for now with a mold remover and soap/water scrub and then revisit in the spring.We have a solid list of folks interested, already, so this area/house still seem to work for our niche - fingers crossed that all will go well!

I have seen people turn an everyday average "carpet, paint, baseboards needed" into a full blown new custom kitchen with soap stone counters and marble floors throughout and wonder why and how they spent $60K when I told them it was $15-20K tops for the neighborhood.

Also I am not sure if you provide little supplies when clients move in (soap, shampoo etc) but if you do I have found huge savings in buying them in bulk of hotel supply website :)

I totally agree with and support expanding and learning, I just wouldn't allocate that in my retirement accounts.My soap box aside, I personally invest in loan/note funds and in my SDIRA.
