The home is located in a rural small town, so I went for "Modern Farmhouse" concepts that really transformed the entire feel of the home and appealed to buyers.

Even better, if they move from a "work for money" to a "work because you love it career", that's a HUGE transformation and lifestyle upgrade I've seen many people pull off after starting to invest.

If Small Multi-Family doesn't work in my area, I was considering looking at Single-Family homes with a specific goal to look at garages that could best be renovated/transformed into ADUs and house-hack living in the garage while renting out the main property. 

I see a lot of appreciation potential with this really close to downtown proximity and the rent will continue to grow over the years as the town transforms not counting for any general market up and down conditions which we have no control over.
