Bank would ask for an appraisal of the house being purchased, surveys, etc.

Always get a survey done, when purchasing a property due to fence issues.

They gave us a survey to fill out asking about all the new additions/alterations that we've made to the house though these renovations.

Then there's the cost of the surveys, the plans, getting it all built in a reasonable time at a reasonable cost, etc. etc.  

I did a very simple one in WPB and it was about $4k with county fees, special survey/plat creation, etc. 

I would recommend this approach if you are planning on tearing it down and building something new because the appraisal may require the land to be surveyed so you get that bonus. 

That also doesnt include other soft costs such as the survey and permit fees and any fees youll have to do for the architect plans.If you can not build a 4-plex on this lot then I would not even consider buying it.
