I would recommend this approach if you are planning on tearing it down and building something new because the appraisal may require the land to be surveyed so you get that bonus.

That also doesnt include other soft costs such as the survey and permit fees and any fees youll have to do for the architect plans.If you can not build a 4-plex on this lot then I would not even consider buying it.
