Investment Info:

Single-family residence fix & flip investment in Shirley.

Purchase price: $140,000
Cash invested: $30,000
Sale price: $270,000

Was fixed and Flip. Then was a hold, rented out nicely then sold it after holding it for almost 4 years.

What made you interested in investing in this type of deal?

Came across this property and felt it was a deal the numbers just worked.

How did you find this deal and how did you negotiate it?

I found it on the MLS

How did you finance this deal?

Hard money

How did you add value to the deal?

Cosmetic love paint, tile, and opened wall in the kitchen

What was the outcome?

It rented well and sold with profit. Great house

Lessons learned? Challenges?

Don't do the work yourself. It will take longer and it's will cost you more. Always get a survey done, when purchasing a property due to fence issues. Always review the title and make sure what is being advertised as livable space is factual.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Loved my realtors, learned to sell always look for the top agent in the area and they will get you a buyer.
