If you can get a full brick rental with a 30 year (architectural) roof your long term capital expenditures will be lower. 

I have graduate degrees in architecture and business administration and have been working as an intern/project designer in architecture firms for 3 years.

It's hard to give you a better estimate without seeing the architectural structure of the roof.

Journal Square is a hot area and a good investment, but homes are pricier and there's allot of back architecture, crappy vinyl.
