New North Metro Atlanta Wholesaler
Hello BP friends! I am excited to be a part of the BP community and I look forward the learning, relationship building and success ahead.
I have some experience in real estate speculating, good luck and good timing; which some may call real estate investing. My first live-in flip netted a little over $36,000 in just over one year. We reinvested a portion of the profit from live-in flip #1 into live-in flip #2 which we plan on listing in March 2016 after obtaining my real estate license. I project to gross about $40,000 to $50,000 from the sale of live-in flip #2.
A portion of the profit from live-in flip #2 will be used to fund the start-up, systems and marketing of three:23 House Buyers which will be a wholesale company specializing in identifying and contracting off-MLS deals in North Metro Atlanta and assigning the contracts to fix-and-flip and buy-and-hold investors. I plan on keeping my day job as an outside sales rep for a architectural coatings manufacturer and working three:23 part-time until I have 8 moths of personal living expenses in the bank.
My #1 short-term goal is to meet and begin to build relationships with 5 Fix-and-Flip and 5 Buy-and-Hold investors looking for deals in Acworth, GA; Canton, GA; Holly Springs, GA; Kennesaw, GA and Woodstock, GA. We are looking to partner with investors who are willing to take the time to provide a detailed explanation of exactly what a good deal looks like to them. Our strategy is to reverse engineer potential deals to determine if they truly meet our investor partners’ requirements. When we send investors deals to review, we want to be certain that we are delivering a product that meets their unique needs. We want true partnerships, not just names on a buyers list.
