While you are deciding, see if you can't raise your nightly fee. 

I made pizzas on Friday and Saturday nights all through college and it didn't even feel like work.I would also sign up for one (and only one) credit card, not use it that much, and make sure you pay it off every month. 

You will analyze deals day and night only to run into disappointment.

@Alexander Merritt  First, think about the type of life you'd like to lead (ex. not be woken up at night, enjoy college towns, etc.). 

I typically don't say anything negative but this was a straight up bait and switch, with the change coming after hours on the night before closing.

Not sure about the rest but hey it was late on a Saturday night when posted, who hasn't been there before.   

Agreed, I have some rentals in a B area and have friends with them in C areas and its night and day (talking 2-3 miles difference here in locations) in amount of applicants and quality of tenants. 

Within the first week, she brings 3 different men into the house to stay over night.

It was a scary place to leave at night, and still is.
