Hey Eric I have some experience with furnished midterm rentals. 

Use Furnished Finder to study comps, and talk to some local property managers to see if they can help you get an idea.Once you have the gross income potential number, take that and back out all of your expenses.

STR is not a great option because of the furnishing of the unit and the management.

(I've heard people tend to create LLC and utilize lines of credit to either fix property or furnish a STR/MTR for example)Are there any significant pulls either for or against creating an LLC?

Yesterday, tenant found listing on furnished finder and made specific requests and they were hoping to get in that day, so I told them they could deposit cash in my bank and I would email the lease directly, which I did.

Have you considered furnishing and renting as an STR? 

I think furnished co-living/pad split would be a combination of both.I have the students find their roommates as I do not want to be in the “roommate finding “ business and I don’t have any house rules as they rent it as a group.

People care a little less about how the private spaces look in the home plus bedrooms are small and once furnished not much floor is visible. 2.

Tell everyone and anyone that you are a furnished housing provider to get your name / brand out there.

There is some great advise already in this forum but a couple of thoughts/general things to consider below:-List it as many places as possible Furnished Finder, Zillow, Airbnb/VRBO (30+ day stays), Facebook groups, ALE Solutions, etc.
