Talk with some lenders in your local area and they can let you know if your deal is one that they can refi and if they can't just move on to the next one until you get a lender who embraces what you are trying to do.

It’s probably synthetic stucco and a lot of people are scared to death of the product due to past lawsuits primarily from improper installation of the product – get an inspection specific to the stucco and the water penetration - text me and I will share contact info for the go to company in Houston - inspection will not be free and this guy isn’t cheap with the repairs, but the job will be thorough and done right

It might not apply everywhere but from the outside looking in I can see the same thing happening in Chicago, as mentioned companies moving in will force gentrification within certain neighborhoods thus forcing current residents to either change habits and embrace the change or move further and sometimes out of state.
