Where to Find Lenders For Wholesaling

Hell everyone! I am very green in terms if experience but I am a long time listener of BP and wanted to reach out to the forums. I have done some research on Wholesaling and it seems like a great way to get into real estate investing with little money involved. I was wondering what everyones strategy was to build up a list of possible investors in potential wholesale deals. Any info is appreciated, thanks!

This is a very common misconception that the guru community preaches in an attempt to fleece unsuspecting and desperate individuals of their money to purchase their overpriced and ridiculous “education” which often promotes illegal and deceptive behavior.

Let’s look at your last comment here. You heard that wholesaling was a great way to begin real estate investing and it can be done easily without the need for money or credit (or much of it). If that were really true, wouldn’t it stand to reason that every single Tom, Dick, and Harry (and Jane, don’t want to leave the women out here) would be doing this easily and successfully? The TRUTH is, that is NOT true at all. Wholesaling is not investing, it is a job and a business that mostly consists in the marketing world, it does require money for marketing, licensing *in states where a license is required), advertising, time, effort, etc. and time is money too!
It is also not easy, we live in a very competitive market and the real estate wholesaling world is arguably one of the most competitive. Finding real deals is never easy and takes lots of effort, knowledge and connections which take time to build.

If you want to be an investor, then decide if buy and hold, rehab flips, notes, or lending is the way you want to go. Then study that strategy, build your team, and get at it. There are no short cuts or “secrets” to real estate investing and it is certainly not easy or quick money. It is a get rich slowly process, once you embrace that fact, you will be better suited to make better decisions and choices.
