A little about myself: I have a full time job in healthcare and am looking to broaden my horizons and learn about RE investing.  

Anyway, not much success in this area, but I am still pursuing that area, but now I am also trying to broaden my horizon with real estate investing, but starting out small with wholesaling.

I hope I'm covering everything and if you can think of something i haven't mentioned please feel free to mention it.I'm also looking to start building a network of investors, realtors, general contractor, & tittle companies in VA so we can broaden our scope as well maybe even do some joint ventures with in the near future.Please feel free to connect.

Or broaden out your search to find a house in town with a better rent to value ratio.The other major thing is that you want to make sure you plan to be in the area a long time.

Maybe broaden your search area. 

I am definitely pivoting and broadening my vision on what can be realistically done.

Maybe in future.Can someone recommend a real estate agent or a person who can help me finding a property that might be a good deal.Or buying in Ventura County just doesn't make sense and I should just broaden my horizon to anywhere in US.I was thinking if I buy in Ventura County I already have a tenant i.e. myself :)

On the other hand, I'd suggest read books on negotiations, sales, and macro economic stuff to broaden your horizon and thinking process.
