The big banks (Wells Fargo, Chase, BOA) often times can give you a good rate, but they can be a one trick pony and if you don't fit into their "box" or if the deal doesn't fit into their "box" you may be out of luck.

You can say things like, I closed alot of loans with BoA and they do a great job, telling a buyer to go to BoA and not suggesting other lenders can get you in trouble.Realtors also have ethics violations to deal with in steering any service to a provider.
