Buying a home in Washington state to start my real estate career.

I will be moving in the next four to eight months. Most likely to Washington state around Everett. My wife and I are wanting to buy a home and we will live there for 2-3 years before we have to move again. I am just wondering how people find deals on homes to buy and what is the best way you have found in negotiating a price? I would love a mentor in this crazy world we call real estate some one that could help navigate buying and then turning to a rental and managing the property from a distance. Any and all ideas are very much appreciated.
