I definitely see a lot of growth in the future as the university has been pouring money into infrastructure on campus and student housing as well as you said the D1 status.

The University CA Davis provides a good stream of tenants and it's only 20 minutes from downtown Sacramento for those commuters.

A University area 10 plex and a coastal luxury Triplex that if converted to full time STR would gross $20k+ monthly.

Some areas in Tampa to look into are Seminole Heights, East Tampa, the University area, and, if convenient, South St Pete....
