I'm told there is a lot of opportunity to do short term rentals by the room for traveling nurses and professions like that.

Additionally if you have some hospitals in the area that take on contract or traveling nurses this could be an opportunity to discover consistent, strong tenants. 

If that turns out not to be the best decision, my plan is to save $2k-$3k a month starting when my wife finishes nursing school and we should be able to purchase a new property every 2 years or so.

Since the being of Covid I’ve been able to travel around the US working as a travel nurse.

It is within 15 minutes of downtown and most of the major hospitals in the area, I understand there are a lot of travel nurses coming to Cincinnati right now so that could be a potential avenue for short term tenants.

An option could be to work with local hospitals that bring on temporary or traveling nurses.

An opportunity just came up to buy a vacant nursing home that can be re-purposed into a multifamily complex of about 25-30 units.
