And this may be an aside, but making choice about what "investors" want, at least in my opinion, will lead you to chase your own tail and sub optimal results.

If that is the case, then you are liable for building errors (10ish year tail), code violations, civil issues, etc, basically you are a 'partner' in anything stupid they did, so you are liable, and potentially for 100% of the error (you'll be rolling the dice on the joint and several thing). 

They will whimper away with their tail between their legs if they want to stay out of trouble.

It's the single biggest failure point for so many investors, in my opinion, because  without it we're just dogs chasing our tail.

I had forseen this years ago but I aways thought the pain in the tail of reading meters and billing tenants was too much work vs. charging more rent.
