As  I was scanning my light, I became nose to nose with a huge snake!

I know in TX and other southwestern states there are concerns about stacks of wood, rocks, etc that can attract undesirable animals like snakes.

There are tons of great BP members but also some snake-oil salesmen on here.

When was it snaked? 

You can't compare rates until it's locked, otherwise it's abstract snake oil

Some great answers already, @Joseph Pugliese and @Corby Goade did a good job of stealing my thunder about visual cues. 1 - Make a great self introduction to tenants.2 - Telegraph your intentions by making common area improvements - make big, bold, VISUAL improvements.3 - Send formal, well written rent increase letters. 

Handful of people managed to snake out with unpaid stuff.  

This was crafted only after like a snake in the grass he found out I wanted a double closing in lieu of having contractors giving quotes to renovate.
