I have a job that also affords me a lot of spare time in my schedule and I'm looking to use that time to begin/continue/grow a real estate portfolio.

Hello all, I'm a new investor but seasoned with real estate as a Realtor and former Property Manager.

Denver is very expensive for a new guy who doesn't have loads of capital so a market like Missouri for example is intriguing for far cheaper real estate but then Id either have to move, improve the property remotely or simply buy and hold as a rental for X time. 

Are your real estate investments active or passive?

My advice would be is to talk to multiple investors who have real world, actual success-based experience in flipping over a sustained period.

So, we now find most areas where the cost of PM leaves but the general real estate passive investment ROI for the investor hiring property management.
