Focus like a laser on cash flow.  

I don't think there's anything wrong with going after Class D or warzone properties but I'd make it a focus, a laser focus, and the meat-and-potatoes of your long-term strategy.  

We don't have money for a marketing campaign, so we are trying to be laser focused and send individual letters right now.  

Laser in and focus on that for starters. 

When you look at the laser templating that they do now to ensure the shape of every nook and cranny of the wall it abuts is cut into the counter and the way they deliver and install without any risk of damage or installation issues to you, it would take a huge savings to make me consider going DYI on such a major selling point of a home.

Of course I could rightly be accused of being part of that gentrification;  after all I don't even have a single tattoo.

For me, I get distracted easily, and it is easy for me to get off track focusing on step 2, when I should be laser focused on step 1.2) Make sure you find a lender who truly understands VA loans.
